Long-Tail Searches Bring Visitors to Agent Insight

Every written insight and photo you submit to Agent Insight is important for making your market area appealing to prospective clients. You want each of them to bring prospects to your Agent Insight pages where they can become potential leads for your business.

However, you will find that it is easier to get higher search engine rankings on more specific, local web pages. There are a lot of people competing for rankings on high value terms such as Rochester New York Real Estate, and it is much harder to rank on those valuable top 10 Google spots. Consumers are also smart enough to know that these searches are too broad to give them relevant results. With so much information available on the web, your posts with the most specific locations will give you the best chance of getting higher rankings. Consequently, web pages that feature subdivisions and neighborhoods will usually rank higher in a Google search.

You already know that the vast majority of home buyers look online during their property search. Bear in mind that they are becoming very smart about long-tail searches, or searches with a lot of words to give them very specific results. They don’t just look on line for homes in a given city; they frequently look for specific school districts, neighborhoods, and housing developments.

These high rankings can bring clients to your page where they will see your face and name, as well as the expertise you have provided about the subdivision of interest. Make sure to include written insights on those pages that will showcase your expertise and knowledge about the development and its surrounding amenities. Post photos that show the many attractive characteristics of the neighborhood.

Colleen Collier, RE/MAX North in Amherst, NY, has submitted multiple posts for the Beacon Park Condos Development. It was another that ranked on the first page in a recent Google search. Interested buyers directed to that page will find that Colleen has posted several photos of the development’s architecture, covered parking area, walkways and the beautiful wooded area surrounding the neighborhood.

Be savvy about bringing leads to your Agent Insight pages with smart placement of your submissions. Once they are there, you have a good opportunity to turn their inquires into business leads.

25 Great Ideas for Your Fall Submissions

As October draws to a close, look for inspiration from the season for your next Agent Insight photos and written posts. This time of year is packed with many autumn events and activities, plus Mother Nature’s beauty is simply spectacular!

One of the primary goals of your Agent insight submissions is to show the best reasons clients would choose to live in your market area. Take advantage of this unique part of the year to highlight how autumn makes your communities special.

We’ll give you a boost with this list of 25 ideas you can use to stimulate your creativity for photos or written insights:

Fall Must Do List
This time of the year produces some of the most spectacular weather. Dramatic, autumn cloud patterns that are the backdrop to an array of deciduous colors make for the perfect visual picnic. I have also noticed that the insect population is directly proportional to the number of people visiting our area and Fall brings that lower influx of people and pestilence. My wife and I recently hiked the Sturgeon Bay portion of the North Country Trail. What a fun and relaxing time – no bugs, very few people, if any, and the colors, smells and sounds of the wilderness were just the ticket to recharge after a busy week at RE/MAX Lighthouse. Know Your Goal for Each Submission

Because your time is valuable, you want to make the most out of every one of your Agent Insight posts. As you consider the subjects you want to cover in your next written submissions and photos, think about the most popular topics that arise as your clients talk to you about their home search. Is this move about finding a good school system? Do they want to be closer to downtown? Do you cater to people in the luxury home market?

Try to include the most-searched keyword phrases in your area. This will help a Google search find your Agent Insight posts and bring leads to you when potential clients use the internet to find an agent and properties.

Additionally, include your favorite topics in your submissions. Choose subjects that are relevant to the local real estate market, but might also be useful to your clients before they even know they are looking for them. These posts should reflect your own interests, such as great restaurants, local sports teams, live theater or annual city events. Tell them what you love to do in the areas where they will find their next home.

Ideally, many of your posts will fulfill both goals at the same time:  addressing your clients’ most pressing issues as well as what you like best about your market area. Always keep your clients in mind as you write your insights and photo captions:  if they don’t care about the subject, it won’t be of any use to you in attracting them to your Agent Insight pages.

In October, we attended the Hilton Apple Festival as we have done about a dozen or so times over the years. It’s a favorite of mine because of the overall atmosphere, good fun and terrific people. The entire festival is organized beautifully, from the easy and plentiful parking, to police and medical personnel at every corner….Oh, did I mention the apples? Apple pie, apple sauce, apple fritters, apple crumble, apple juice, apple everything, including apple bobbing. It’s a wonderful outdoor celebration of the agricultural center in this community.

Before submitting your insight, check it over and see if it will work for you. How many of these bullet points did you hit?

  • Do my main points fulfill the goal of my post?
  • Is there anything critical missing?
  • Will the headline catch a person’s attention?
  • Would I be excited to read it and care about the content?

These are good habits for your writing, they only take a little time, and they should bring you positive results.

Love the Game!

Football season is here, so let’s roll! Incorporating your local football venues — whether the team is from the NFL, local university, high school or Pee Wee — is an excellent way to bring excitement to your Agent Insight postings.

Polls conducted by the Associated Press and the National Football Foundation show that nearly 50% of Americans are pro and college football fans. And everyone loves to see their own kids on the field, whether playing or cheering or marching in the band. That’s a huge number of people who will be interested in football related photos and written insights as an amenity in their home search.

Capture these insights while the season is here, and be creative with your content. Write a couple of paragraphs about the alumni events in your area, about the homecoming parade or the school colors displayed throughout the town, as well as the sport itself. Great photos are easy inside and outside the stadium, but remember to avoid recognizable faces (football helmets are a big help here).

(One tip:  the NFL does not allow us to publish photos of games in play, so get pictures while the crowd gathers, as the teams come onto the field, during the National Anthem, etc.)

Whether your market area cry is “Go Big Red” or “Roll Tide” or “Boomer Sooner” or any other cheer that speaks to the football fans in your client base, turn it up and do whatever it takes to win the day! There’s color, pizzazz and appeal in sports — use it to your advantage in Agent Insight. Here’s a great insight and a few fine photos to give you a little inspiration.

It’s September now, which means two things for the students and families of the White Lake Area. A new school year, and the start of a new football season. With the end of September quickly approaching, so will the annual Homecoming football game and dance. This is an especially important game for Whitehall, not only because the tradition of Homecoming has arrived, but because it is also the annual Whitehall vs Montague game, a rivalry as old as time. This game is not just for the students, but also for the parents, and even grandparents of the students. Generations can bond by getting together, cheering on their team, and either remembering when they themselves were an eager student, or forming their own memories that they will treasure for years to come.

Agent Insight Posts Boost Client Leads

During the past few months, Ray Guest of RE/MAX Platinum in Brighton, MI, has gotten 22 leads via the Internet. This is a marked increase and he attributes it to his steady and strategic posting on Agent Insight.

“My website and Agent Insight are linked together so they each lead potential clients back and forth between the two,” Ray said. “Without a doubt, my Agent Insight submissions have driven more viewers to my website. I have seen the number of leads climb since I have been making regular posts. Of course, they haven’t all led to immediate sales, but my name is in front of a lot more potential customers.”

A contributor to Agent Insight since early 2014, Ray is very tactical with the placement of his submissions, which currently number about 125. So far, he has posted on one county page, 12 towns and 36 subdivisions. For most of these subdivisions, he is the only agent who has posted, allowing him to appear constantly as the Featured Local Expert. Any questions made by site visitors about those subdivisions will be sent to Ray. On the week of this interview, he was actively working with four clients who came from his Internet leads.

Ray has discovered another bonus of appearing as the Featured Local Expert on a location page. During listing presentations with clients, he conducts a web search to find subdivisions of interest to them. Every time they open an Agent Insight page where Ray appears as the Featured Local Expert, it gives him more credibility and authority with his clients. He says he has found this to be a very powerful tool.

Ray also includes short videos that he shoots himself of all the subdivisions and many community amenities he covers on Agent Insight. He attaches his cell phone to a holder stuck on his car’s dashboard and drives the neighborhood describing the local features, age of the homes, current sales price per square foot, proximity of nearby schools, and other items of interest. The videos, which are 30 to 90 seconds long, are conversational, informal and informative. They are posted first on YouTube, then on Ray’s Agent Insight pages and his website.

“These short videos are so easy to do,” he said. “They take the same prep work I would do getting ready to show a neighborhood listing, and they make a really nice post. Also, if I shoot one for a subdivision I’m planning to farm, I can include the URL code on my postcard. That’s just a little addition, but it’s another great way to bring potential clients onto my Agent Insight pages.”

Ray has found the results of his Agent Insight work to be a huge motivation for him to increase the number and expanse of his submissions. “I think I’ve enjoyed a very strong response for making only about 100 posts,” he said. “Looking at all the Michigan agents, I see that only a few of us are submitting regularly and a few more have a dozen or fewer posts. A submission is so easy to do, especially if you just take a cell phone photo and post it with the phone. The process takes less than five minutes, so there’s no reason why we can’t all do it.  If we all contributed to Agent Insight regularly, we’d put the other real estate companies out of business!”

Here are a couple of the written submissions and accompanying videos that Ray has posted for a subdivision and a park.

Spring Lake Heights
Spring Lake Heights is a subdivision on the northwest end of Wolverine Lake. There are lakefront and non-lakefront homes. Homes here were built in the 1970’s in a variety of sizes and styles. It is close to Hickory Glen Park and the Lakes Community Trail which gives it easy bike access to a number of other parks.

Orchard Lake Nature Sanctuary – West Bloomfield Township
The Orchard Lake Nature Sanctuary is just one of many community amenities in this area and is located on Pontiac Trail about one half mile west of Orchard Lake Road. There are 1.5 miles of hiking trails here and views of both Upper Straights Lake and Orchard Lake. The preserve does have abundant poison Ivy and mosquitoes. Bear in mind that you can get poison ivy even in the winter, so stay on the trails. If you do get exposed, wash, wash, wash, wash, wash, wash, wash, and if you think about it – wash, asap… and by asap, I mean immediately! That being said, It is very beautiful here. Enjoy!

Marketing to Millennials

Millennials, defined as people born between 1981 and 2000, are the largest generation since the baby boomers. By 2017, 80 million millennials will become the age group with the greatest spending power. These shoppers spend more time and money online than any other generation and are greatly influenced by visual storytelling.

They are first generation to grow up with computers in the home and in the classroom, and they have never been without the Internet or cell phones. Millennials are the most connected generation with laptops, tablets and smartphones constantly accessing an ever-expanding selection of websites.

Enter Agent Insight, a powerful on-line marketing tool ideally suited to reach this huge group of future home buyers. Your written insights and photo submissions can be tailored to the content millennials care about, such as proximity to commuter lines, neighborhood restaurants and shops, and top school districts.

Research shows that millennials care as much about the amenities within their immediate area as the ones within their home. Sell them on the location, and you’ll make huge headway toward selling them the property. Think about the neighborhoods you want to emphasize and include information about nearby features such as excellent coffee shops or bike paths or Frisbee golf courses. While pictures capture the eye and imagination, a good written insight presents the compelling details about an area. We call them “insights” for a reason:  these are your views on what makes an area appealing to clients. Take a look at this one submitted by Dana Belcher, RE/MAX Advantage Central in Birmingham, AL. She talks about the residential opportunities of the downtown area, emphasizing many amenities of interest to potential buyers, but especially to the millennial crowd who find urban living so attractive.

Cruise the streets after five and you will see the sidewalks full of joggers, dog walkers, bikers and strollers all busy living a great, convenient lifestyle. When I have interviewed my past clients who bought downtown, I have heard all of them reflect sentiments like; “best decision I ever made”, “we love it down here”, “I am ready to upgrade to an even larger condo”. These urbanites love their city. They frequently are excited to tell me the latest tidbit of news. Most recent is that a large, popular, national grocery chain is slated to open a store within quick walking distance. I am excited for them! Another is a plan under discussion to bring a bike share to the street corners. The city of Birmingham is doing a great deal to continue growing a friendly urban neighborhood. Currently the most popular streets in the loft district are 1st Ave N, 2nd Ave N and 3rd Ave N. There are quite a few condos with some high rises on those streets with your choice of fine dining, coffee houses to hang out in, theaters, McWane Children’s Museum, YMCA, shops with local artists, and most recently, a minor league baseball park and a natural green space with trails and ponds. The area is quickly becoming a destination spot for out-of-the-ordinary restaurants and shops. Plan to visit the Loft district for great food options and unique retail items. 

According to the National Association of REALTORS®, 89% of millennial buyers and 88% of millennial sellers  use a real estate agent.  Use every marketing plan you can to reach this group, including Agent Insight. Your submissions give you authority about your market area and the Agent Insight format is an excellent way to catch the attention of the millennial consumers.

Location! Location! Location!

Yes, that’s the number one rule of real estate sales, but it is also very important in the context of Agent Insight. Placing your submissions in the most correct location provides optimum search engine visibility on the most pages. For example, a post about a specific subdivision should be placed on that subdivision’s page, not the city or county page, and it will then display on all three pages (subdivision, city, county) and get much more exposure. Placed incorrectly at a county level for instance, that photo or insight will only appear on the county page.

SEO Note: It is much easier to rank on super-local terms like subdivisions (also known as long-tail searches) because there is less competition for search engine ranking than searches on larger geographical areas like cities and counties. Further, smart consumers are using more long-tail searches in order to find the most relevant results for their specific home-buying needs. For example, the search term “Fairway homes for sale in Kansas City MO” is going to have less competition and more relevant results than a broad search for “Kansas City MO Homes for Sale.”

Cheri McGaw, RE/MAX State Line in Prairie Village, KS, posted the photo shown at the left here of a waterfall commons area of the Lakepointe subdivision in Shawnee, KS.  She placed it correctly on the Lakepointe page so it is displayed there as well as on the Shawnee city page and the Johnson County, KS, page.

Likewise, be careful to place school district submissions on the proper page. A large percentage of clients prioritize good schools at the top of their list when scouting locations for their new home. Be sure you have Agent Insight submissions posted in the top-rated school districts in your market area so site browsers will perceive you as knowledgeable in this crucial area.

While we’re on the subjects of “places,” please remember that in Agent Insight, a place refers only to residential areas. Subdivisions, neighborhoods, and condominiums all fall in that category, as do cities and counties on the larger level. Zoos, museums, parks, sports areas, and many other great community amenities need written insights and photos, but they don’t have separate “place” pages on Agent Insight.

Farming Your Online Leads With Agent Insight

Online leads come in all shapes and sizes. Although it is great when a lead comes in ready-to-buy (or sell), more often than not, your online leads are only the initial touch point with someone who is months away from a transaction. Those leads will most likely require you to establish and maintain a connection for an extended period of time before they become an active client. This cultivation and nurturing activity is appropriately analogous to “farming” such leads.

Let’s look at the ways you can use Agent Insight to farm your online leads.

Starting with the typical sales funnel, the top of the funnel represents those clients who are in the initial buying or selling stages. These potential clients are most likely doing preliminary research – determining where they want to live, what each community has to offer, or which real estate agent can meet their needs.

Agent Insight content is top grade fertilizer for leads at this stage of the funnel – giving you an abundant source of authentic and interesting content you can share to build rapport and educate your prospects. Plus – it is easy for you, through Agent Insight, to be at the top of the chart in multiple areas, by regularly posting insights in those areas of interest to your prospects.

Another way that Agent Insight supports a lead farming strategy is with its Conversation Leads. Whenever you post local area content on Agent Insight, think of it as planting seeds for a future harvest. The direct contacts that result from your work are prime, “farming grade” leads. They will often occur very early in the consumer’s decision cycle, at the point where they are thinking about places more than properties. For the agent who is patient and willing to farm, these are high value leads.

Moving down the sales funnel are those prospects at the consideration stage. They are likely comparing your services and expertise with that of other real estate professionals. It’s possible that a lead in this buying stage has made initial contact with you through a Conversation Lead or by registering as a visitor on your website. They may have taken notice that you are a proactive agent who is regularly engaged with current technology through the insights and photos you have posted on Agent Insight.

Incorporating shared Agent Insight Content into your correspondence (e.g. “drip campaigns”) is an easy and safe way to cultivate customers at this stage of the funnel. At the bottom of the sales funnel are consumers who are near the decision stage. At this point, you can continue to build trust by providing solid education on the home buying process, either through your agent website or printed material. Online content that customers might find helpful would be home buying check lists, information on your marketing plan, or resources to help simply the mortgage process.

Help! I’m Running Out of Ideas!

Are you a veteran with Agent Insight and feel like you’ve used up all your creative juices planning your submissions? Or are you new to Agent Insight and feel like everything in your community has already been covered?

Well, don’t worry because the simple truth is that it is impossible to  cover every point of interest, every neighborhood, and every amenity of your market in all seasons. Many subdivisions and neighborhoods have nothing posted about them yet, which means there is plenty of opportunity.  If you are the only agent with a submission for a place, you won’t have any competition to be the Featured Local Expert (or what we like to call, being the “mayor” or a subdivision).  This equals more exposure for you, plus better community coverage to educate your clients.

Even if a community has submissions posted, there is always room for more thorough coverage.  Your point of view will be different from another agent’s and so will your camera angle. Everything from the charm of the historic part of town to the new restaurant on Main Street make excellent choices for insights.

Many cities have good coverage from their agents who continue to send in new material frequently. One good example is Ocean City, NJ. The local agents have submitted written insights about Restaurant Week, Memorial Day weekend, beach tags, the Christmas Parade, walking paths, bay front living, the annual boat parade, restaurants, neighborhoods, parks, change of seasons, community calendars, First Night and New Year’s Eve plans, festivals, the Ocean City School District and a website naming Ocean City the most wanted “second-home” spot in the country – and they are just getting started!
